What every piece is checked against
Before anything reaches you, Launch Your Mortgage runs it against your industry’s advertising rules. These are the lines it will not let a draft cross.
- Publishing any piece without the originator's own NMLS number — it is not optional, and this hub cannot supply it
- Publishing a consumer-facing piece without Equal Housing Lender
- Stating, borrowing or inventing an NMLS number, a licensed state, or a sponsoring lender that is not the subscriber's own and current
- Presenting the loan officer as a lender, or as the platform, rather than as themselves
- Trigger terms without the full disclosure they require: a payment amount, a rate figure, an APR, a term length, a fee, or a down-payment percentage — shared content states none of them
- A rate, an APR or a monthly payment in any post, caption, graphic or email built here
- “Rates as low as,” “payments from,” or a rate range framed as an example
- Guaranteed approval, guaranteed rate, guaranteed closing, or “guaranteed” anything
- “Pre-approved” or “pre-qualified” used as a promise of final approval rather than as a first conversation
- “You qualify,” “everyone qualifies,” “instant approval,” or “no credit check”
- A closing time stated as a promise rather than as a typical experience
- “Lowest rate,” “best rate in town,” “we beat any rate,” or any unsubstantiated superlative about rate, cost or speed
- “No closing costs,” “zero fees,” or “free” anything — costs exist and are disclosed at application, not in a post
- Any volume, loan count, ranking, award, rating or client testimonial the subscriber has not supplied and confirmed as current
- Any figure at all that no approved fact in this pack licenses
- Implying government affiliation — official-looking seals, “federal program” framing, or a piece styled as a government notice (MAP Rule)
- Urgency that misstates availability — “rates expire tonight,” “last chance to lock”
- A specific LTV, FICO, DTI or closing time the subscriber cannot support — speak generally and invite a conversation
- A down-payment framing like “one percent down” without the full programme context that makes it true
- “No risk,” “can't lose,” or any promise of an investment return on a property
- Targeting or excluding any protected class in an audience description, a caption, or an image brief
- Describing Launch Your Mortgage, this hub, or its AI inside the subscriber's own marketing — their audience is borrowers and referral partners, not people shopping for marketing software
